Innovative land use in Iceland -- small-farm community The general land-use plan for the Árborg municipality provides for a special area of small agricultural landholdings. Covering an area of 574.8 hectares, a small-farm community of this kind is an innovation in land use in Iceland, providing residents with extensive rights to raise livestock, grow crops, and operate small commercial enterprises.
Tjarnabyggð is intended for year-round occupation, and all ordinary municipal services are provided by the Árborg municipality, including road maintenance, snow removal, school-bus service, refuse collection, and septic-tank emptying. Local utilities are responsible for district heating, hot and cold-water distribution and street lighting. Fibre optic cable is used for telecommunications. The development and sales process has been divided into stages, and development during the first, second and third stages is now complete, with more than 100 plots of land sold. Tjarnabyggð is made up of 61 plot-clusters, each consisting mainly of 6 plots of land.
The cluster plan enables buyers to acquire more than one plot, allowing to them to own a larger land area and exercise more control over their proximity to future neighbours.


Around each cluster, there is a 5-metre wide belt that is intended primarily to ensure landowners good access to the riding and walking trails in the area, which have a total length of 16 km.
There are a total of 359 plots with an average size of 14,000 km2. Building lots are spacious, covering a marked-off area of each plot. There is authorization to build two-story dwellings with an attic and outbuildings with a maximum area of 1500 m2. Great freedom of design is allowed.
