Eystra-Stokkseyrarsel
I.General information
Located in the Árborg municipality, the estate Eystra-Stokkseyrarsel covers an area of 158.9 hectares and has been divided into 21 plots of land in accordance with a land division ordinance of 22 October 2007.
The 21 plots range in size from 4.7-12.5 hectares, with an average area of 7.6 hectares.
Eystra-Stokkseyrarsel is approximately 6 km from the town of Selfoss, the road Eyrarbakkavegur marking the boundary between the estate and the rapidly developing small-farm development Tjarnabyggð.
II. Secondary land-use plan The secondary land-use plan authorizes the building of residential housing and outbuildings with a total area of 1800 m2. This applies to year-round housing, but guesthouses may also be built under the regulations applying to summerhouses. According to the secondary land-use plan, as of 25 March 2008, the Árborg municipality is responsible for district heating, water distribution, school-bus service, refuse collection, and septic-tank emptying pursuant to agreements concluded between the landowner and the municipality.
III. Roads and riding paths
According to a statement by the Icelandic Road Administration of 16th January 2008, the Administration will be responsible for road maintenance and snow clearance for public highways and access roads to homes. The engineering firm Verkfræðistofa Suðurlands is responsible for road design. Reimbursement for road construction is paid according to Road Administration regulations.
Riding paths will be laid out along roads in accordance with the secondary land-use plan, along with a riding trail along the Flói irrigation canal that is included in the Árborg general land-use plan.
According to an agreement between landowners and Árborg, landowners will make riding paths in accordance with the secondary land-use plan, and Árborg will then take over and maintain them. Landowners are authorized to provide lighting for riding paths, whereas Árborg will maintain and operate them.
IV. District heating and water distribution According to the land-use plan, Árborg will operate district heating and water distribution systems in Eystra-Stokkseyrarsel.
An agreement was concluded between landowners and the Árborg municipality on 25th March 2008, according to which landowners will provide district-heating and water mains, and Árborg will lay access lines from the mains to houses without charge. Árborg will supply hot and cold water at its normal rates.
V. Electricity
RARIK, the Icelandic state power company, will provide access to electricity according to a statement of 09.04.2008.
VI. Communications
According to a statement dated 17th March 2008,Iceland Telecom will lay fibre optic cable to Eystra-Stokkseyrarsel.
